Terms of Use and Policies

1.1 Ownership & Usage

• All leased domains remain the exclusive property of LS Digital Estate.
• Lessees receive temporary usage rights only and may not resell, transfer, or sublease the domain.
• The domain must not be used for illegal, misleading, harmful, or unethical activities — including spam, fraud, hate speech, or content that violates intellectual-property or trademark laws.
• LS Digital Estate reserves the right to suspend or terminate a lease immediately if a domain is used in violation of these standards.

1.2 Payment & Lease Length

• Minimum lease term: 6 months.
• Payments are processed monthly or annually through Escrow.com.
• Lease pricing is typically ~3% of the domain’s listed sale price per month.
• Bundled domain leases (e.g., .com/.net/.org) apply to the entire bundle.

1.3 Lease Discounts

• 12-Month Lease: 10% discount off total monthly rate.
• 24-Month Lease: 15% discount off total monthly rate.

1.4 Lease Expiration & Renewal

• Leases automatically renew unless terminated with 30-day written notice.
• If not renewed or purchased, all usage rights revert to LS Digital Estate.

1.5 Late Payments & Termination

• A 5-day grace period applies after the due date.
• Late payments incur a 10% fee.
• Two consecutive missed payments result in lease termination and loss of domain access.

1.6 Reinstatement Policy

Reinstatement (upon approval) requires:

• $100 reinstatement fee, plus
• All outstanding payments and late fees in full.

2.1 Ownership Transfer

• Full ownership transfers only after all payments are completed.
• Until transfer, domains may not be resold, transferred, or subleased.

2.2 Payment Terms & Interest Rates

Lease-to-own payments are based on the full sale price, divided by term length:

• 6-Month Plan: 0% interest
• 12-Month Plan: 5% interest
• 24-Month Plan: 10% interest

Payments are securely processed through Escrow.com.
2.3 Early Buyout Option

• Lessees may pay off the remaining balance anytime.
• Early payment triggers immediate ownership transfer with no penalties.

2.4 Late Payments & Termination

• 5-day grace period applies.
• Late payments incur a 10% fee.
• Two missed payments terminate the agreement and revoke domain access.
• No ownership or equity is retained upon termination.

2.5 Reinstatement Policy

Reinstatement requires:

• $100 reinstatement fee, and
• All missed payments and late fees.

 3.1 Transfer of Ownership

• Ownership transfers only after payment clears through Escrow.com.
• Transfers are handled promptly and securely.

3.2 Payment Timeline

• Payments must be completed within 48 hours of an accepted offer or agreement.
• Delays may result in cancellation or relisting of the domain.

3.3 Refund Policy

• All domain sales are final.
• No refunds or exchanges after the transfer is complete.

 4.1 Ownership Verification

• Only the verified owner of a domain may submit it for listing.
• LS Digital Estate reserves the right to verify ownership through WHOIS or registrar records.

4.2 Listing Approval

• Domains are accepted based on quality, relevance, and brand suitability.
• LS Digital Estate may decline listings that do not meet premium-portfolio standards.

4.3 Safety & Security

• All payments and buyer communications are handled through Escrow.com for your protection.
• We never request or store sensitive registrar credentials.
• Domain owners remain responsible for maintaining their registrar account security during listing.

4.4 Listing Removal

• You may remove your listing at any time with written notice.
• LS Digital Estate may remove any listing that violates terms, misrepresents ownership, or poses reputational risk.

• Domains sold or leased as bundles (e.g., .com/.net/.org) are treated as a single unit.
• Pricing and ownership rights apply to the full bundle unless otherwise agreed in writing.

• LS Digital Estate reserves the right to monitor domain usage to ensure compliance with laws and these terms.
• All transactions are securely processed through Escrow.com to protect both buyer and seller.
• During active leases, LS Digital Estate maintains registrar control to ensure renewal and prevent service interruption. Clients are responsible for using the domain within the agreed terms and maintaining accurate contact information. 

• By using any domain leased, purchased, or listed through LS Digital Estate, you agree to indemnify and hold harmless LS Digital Estate, its owners, and affiliates from any claim, loss, or liability arising from your use of the domain.
• LS Digital Estate is not liable for indirect, incidental, or consequential damages, including lost profits or downtime.
• Our total liability shall not exceed the amount paid for the specific transaction.

• LS Digital Estate reserves the right to suspend or terminate agreements if a domain is used unlawfully, misrepresented, or damages LS Digital Estate’s reputation.
• In such cases, all access and rights revert immediately to LS Digital Estate without refund.

• These terms are governed by the laws of the State of Idaho, United States.
• Any disputes shall first be resolved through good-faith negotiation or mediation before arbitration or court proceedings.
• Venue for any legal action shall be in Minidoka County, Idaho.

• LS Digital Estate reserves the right to modify these terms at any time.
• Updated versions will be posted on this website with a revised effective date.
• Continued use of our services constitutes acceptance of any changes.

These policies are legally binding and subject to change.

By leasing, purchasing, or listing a domain with LS Digital Estate, you acknowledge and agree to these terms in full.
