Terms of Use and Policies

Welcome to LS Digital Estates, your trusted partner in premium domain solutions. We provide flexible domain leasing, lease-to-own, and outright purchase options for businesses, creators, and entrepreneurs. By engaging with our services, you agree to the terms outlined below. 

🔷Ownership & Usage

• All leased domains remain the full property of LS Digital Estates.
• Lessees receive usage rights but may not resell, transfer, or sublease the domain.
• Domain usage must comply with all legal standards and cannot violate LS Digital Estates’ brand integrity or reputation.

🔷Payment & Lease Length

• Minimum lease term: 6 months
• Payments are processed monthly or annually via Escrow.com.
• Lease pricing is based on ~3% of the domain’s listed sale price per month.
• Bundled domain leases (e.g., .com/.net/.org) apply to the entire bundle.
  

🔷Lease Discounts

• 12-Month Lease: 10% discount off monthly rate
• 24-Month Lease: 15% discount off monthly rate
  

🔷Lease Expiration & Renewal

• Leases automatically renew unless terminated with 30-day written notice.
• If the lease is not renewed or the domain is not purchased, all rights revert to LS Digital Estates.
  

🔷Late Payments & Termination

• A 5-day grace period applies.
• Late payments incur a 10% fee.
• Two consecutive missed payments result in lease termination and loss of access.
  

🔷Reinstatement Policy

• Reinstatement (upon approval) requires:

                  - $100 reinstatement fee

                  - All outstanding payments + late fees

🔷Ownership Transfer

• Full domain ownership is transferred only after all lease payments are completed in full.
• Until ownership transfers, domains may not be resold, transferred, or subleased.
  

🔷Payment Terms & Interest Rates

Lease-to-own monthly payments are based on the full domain sale price, divided across the selected plan. Interest is added based on term length:

• 6-Month Plan: 0% interest
• 12-Month Plan: 5% interest
• 24-Month Plan: 10% interest

All payments are securely processed via Escrow.com.

🔷Early Buyout Option

• Lessees may pay off the remaining balance at any time.
• Early payment results in immediate transfer of domain ownership with no additional penalties.
  

🔷Late Payments & Termination

• 5-day grace period applies.
• Late payments incur a 10% fee.
• Two missed payments will terminate the agreement and revoke domain access.
• No ownership or equity is retained in the event of termination.

🔷Reinstatement

• $100 reinstatement fee plus all due payments and late fees required to restore the agreement.

🔷Transfer of Ownership

• Full domain ownership is transferred only after payment clears via Escrow.com.
• Transfer is handled securely and efficiently.
  

🔷Payment Timeline

• Payments must be completed within 48 hours of accepted offer or agreement.
• Delays may result in cancellation of sale or listing to other buyers.
  

🔷Refund Policy

• All sales are final. No refunds or exchanges are issued once a domain is transferred.

• Domains sold or leased as bundles (e.g., .com, .net, .org) are treated as a single unit.
• Pricing and ownership rights apply to the entire bundle, unless otherwise specified in writing.
   

• LS Digital Estates reserves the right to monitor domain usage to ensure compliance with these terms and applicable laws.
• All payments are processed securely through Escrow.com to protect both buyer and seller.
  
  
  
   

These policies are legally binding and subject to change. By leasing, purchasing, or entering a lease-to-own agreement with LS Digital Estates, you acknowledge and agree to these terms in full.
